Invest

The biggest door on the site - twenty-one tools - and the one most likely to collapse into a wall of links. An investor asks four things in order: find me deals, is this one real, what will it do over ten years, and what does the tax side look like. Everything here belongs under one of those four.

Find me deals

One front door, then ways to slice it. Not six buttons that all mean the same thing.

Find me a deal

Ask it the way you would ask a person, or take the ranked table: every active deal graded on yield, rent gap and condition, against a cap rate you set.

/invest/find-a-deal
On that page you can
  • The Verdict
  • Best Deals (10-step score)
  • Deal Finder
  • Beat This Deal
  • Find Deals / Undervalued
Clients only

On a map

Every income property coloured by the return it actually throws off, not by asking price.

/invest/deal-map
On that page you can
  • Cap-Rate Deal Map

Where nobody is looking

Under-built parcels nobody has listed, parcels zoned for more than is standing, and the auction calendar priced against our own county data.

/invest/off-market
On that page you can
  • Off-Market Upside Finder
  • Zoning Deal Finder
  • Auction Deals
Clients only

Five tools behind one page is the whole point. If a visitor has to choose between them we have failed.

2

Is this one real

The broker's number versus ours, line by line.

Is this deal real

Itemised expenses, market and in-place cap rates, and the two reads side by side - honest and brochure.

/invest/is-it-real
On that page you can
  • Money Makers
  • The Same Deal, Said Two Ways
  • Building A vs Building B
Clients only

'The Same Deal, Said Two Ways' is open to everyone and is the best single argument on the site. It should be the page a stranger meets first, not a card at the bottom.

3

What will it do over ten years

Day one to day 3,650. Cash versus loan, refinance, and a real return.

The ten-year picture

The full projection, and the nine-tab workbook version you can hand to a partner or a lender.

/invest/ten-years

Where the market is heading

Permit activity by zip and where rents still have room, so the hold is a bet on evidence rather than a feeling.

/invest/where-its-heading
On that page you can
  • Permit Momentum
  • Rent Burden Map

Deal Package is the one tool here that produces something a client keeps. Worth checking it opens in Excel cleanly before it is promised.

4

The tax side

Open to everyone, needs no signup, and is the most searchable content we own. It should not be at the bottom of the door.

Paying less tax

The depreciation play in plain English with the audit risk stated, plus the four calculators: path to zero, on your own money, what to buy to erase a bill, and the payback.

/invest/tax
On that page you can
  • Cost Segregation suite
  • The four tax calculators
No signup

What can I build here

The zoning under a parcel and how many units it will legally carry.

/invest/what-can-i-build
On that page you can
  • Zoning — What Can You Build?

These two are the SEO front door for the whole investor side. They should be linked from the door page above the fold.

5

Commercial

A different customer, not a filter on the residential list.

Commercial

Retail, office, industrial and five doors up: ranked deals, itemised analysis, and what the broker claims against what we can prove.

/invest/commercial
On that page you can
  • Commercial Deals
  • Commercial Deal Analysis
  • Commercial Truth Sheet
Clients only

Your call whether this is a page under Invest or its own door. Three tools is enough for a page, not enough for a door.

What is wrong with this section right now.

Written down rather than discovered later.

Fifteen of the twenty-one tools are not on this site yet

This door cannot be built until the copying catches up. It is the strongest argument for finishing the copy queue before building more doors - every other door is one or two tools short, this one is fifteen.

Six tools do the same job with different names

The Verdict, Best Deals, Deal Finder, Beat This Deal, Find Deals and Cap-Rate Deal Map all answer 'show me deals worth looking at'. An investor landing here cannot tell which to press first. They need one front door and five ways to slice it, not six equal buttons.

Commercial is a different customer, not a filter

Three commercial tools sit in the same list as residential. Someone buying a strip centre and someone buying a duplex are not the same person. Commercial probably deserves its own page rather than three cards mixed in.

The tax tools are the only ones open to everyone and they are buried

Cost Segregation and the four tax calculators need no signup, and they are the easiest thing on the whole site to be found by search. They are listed last.
