We are not going to show you everything.

A warehouse broker and a downtown condo agent are not the same business, and they should not be shown the same page. Two questions — what you sell, and where — and we hand you the three tools that earn you money. Nothing else.

Taste, not tools

Plenty of firms have software. The difference here is what we refuse to do with it: we never average two answers that disagree, we never price off an asking price, and we say out loud when we have not checked something.

Coverage is declared, never implied. Zoning reaches about half of Miami-Dade parcels and far less of Broward and Palm Beach. A seller’s “fully renovated” stays tagged CLAIMED until a permit backs it. The whole list is public — read it before you decide about us.
