Depth is not uniform, and pretending otherwise is how a tool works in one county and quietly dies in the next.
Sales, leases, listings, photos, permits, ownership — the three counties every tool is built and tested against.
Ownership rolls only: any person or company name, then every building that owner holds. The rest of the toolset does not reach here yet.
Zoning answers reach about half of Miami-Dade parcels and far less of Broward and Palm Beach. Where we hold nothing, the report says NOT CHECKED — it never reports “nothing found”.
Those are different sentences, and our reports keep them different. A blank that reads as a clean bill of health is the most expensive kind of wrong.
“Fully renovated, new roof” stays tagged CLAIMED until a permit or a record backs it. We would rather print a conflict than a clean-looking answer.
