Stats for nerds

The numbers, for people who read the footnotes.

Nobody browsing this page needs an agent yet, and that is the point. These are the boards we built because we wanted to read them ourselves — what actually sells, what actually rents, who is actually arriving. Pick a card. Each one drops you straight into the data, not onto a brochure.

The market, measured

What closed, what it went for, and when.

Closed sales and signed leases — not asking prices, and not a national blend.

People and money on the move

Where the next market is already visible.

Households arriving, the income they bring, and the ground the rules say you could build on.

The deep end

The boards we get asked to keep private.

The city scoreboard, the rent picture block by block, and the rankings nobody else will print.

The wheel is parked, on purpose

Dan’s idea for this page: a wheel you spin, where every wedge is one of the oddest numbers we have found, and it takes you wherever it stops. It is deferred, not forgotten — the cards above are the walking version until it is built.

And one thing we are saving

The valuation analyses are going to be the piece that ties all of these boards together — that gets its own build, and this line is the only promise we make about it today.
