The big idea

  • One organized Neuman site. Nine doors. One door per thing a visitor came to do.
  • Every page DOES something. No brochure pages.
  • The tools get copied ONTO this site so it all lives in one place.
  • One look everywhere: the Prestige cream / gold / slate.
  • The appraisal is the magic bullet that ties it together — rationed, except for investors.
  • Never reveal data sources. Never reveal Ava is AI.
  • The best toys are the hook: sign an agreement, get them free.

1 · Listings

  • Swipe first — the site learns their taste, like Tinder for houses.
  • Let them pick a spot BETWEEN the things they want near, not one address.
  • Best-value sort that knows the traps: newer beats older at the same price per foot, and a country-club condo is not cheap once the club bill lands.
  • When they save homes, Ava calls as our assistant and offers to help.
  • Feeds at the speed they pick — and clients see new homes before Zillow. Instant feed is clients only. MLS polling set lower than 15 a day.
  • The tools get COPIED onto this site. Not linked out.

2 · Buy & Rent

  • Explain affordability the way a bank does it — the 43% rule.
  • Comps never cross a dividing line: island, peninsula, highway, train tracks, river. Unique areas comp against themselves.
  • Condo and co-op money problems flagged — and any other trap like them.
  • Compare two REAL homes side by side, not a toy example.
  • Rent-vs-buy uses the real last-five-years rent growth, not a flat 3%.

3 · Sell

  • No auto appraisal on this door. Removed.
  • The top-tier tools are the bait: sign with us, get them free two weeks, extended as long as they keep working with us.
  • Renovation truth: only part of the money comes back. Researched numbers, not guesses.
  • A calendar of the last ~10 nearby properties: listed, permits pulled, price drops, sold. Show them everything.
  • Never tell a seller to list with someone else. That page became “why list with us”.

4 · Invest

  • Education-only disclaimer the first time they walk in.
  • Ten-year picture with opportunity cost and the city forecasts.
  • Zoning has to be right 96%+ — checked against our history, not assumed.
  • Commercial = multifamily, portfolios, off-market. Tease the off-market list blurred: “we call the owners for you” — never hand the list over.
  • Verdict / beat-this-deal moved to the end, and only a top 10 at a time. Never give too much away.

5 · Manage

  • The demo IS Ava: they type their number, she calls THEM, plays out a broken-fridge tenant call, greets them by name.
  • Owner portal ready, and Dan Neuman puts one real property on it so we test with a real building.
  • Hold-or-sell includes the story sellers never hear: transfer the depreciable base and skip the recapture tax.
  • Every language Ava claims gets tested for real — including the auto-switch when a caller changes language.

6 · Relocate

  • The tax shock, shown: same $300k household, New York vs Florida.
  • Same swipe tool and afford tool work here too.
  • A vendor directory: furnished rentals, furniture rental, movers, shippers. Vendors still to be researched — no names on the site yet.
  • A fun way around the data — “stats for nerds”, spin the wheel, land somewhere interesting.

7 · Agents

  • Agents only. NOT brokers. Big-company heads blocked by email and IP so they cannot copy us.
  • Prove it: office-domain email plus a code they send back.
  • Show them their rank, their percentile, and a slider — “one more million-dollar sale puts you HERE”.
  • They can SEE the toys. They cannot TOUCH them until they work with us.
  • Commission-split worry answered before we do free work for nothing.
  • Tool requests through a wizard that ends with a signed agreement.

8 · Research

  • Never say where the data comes from. Lineage pages: gone from the site.
  • A data error should not wait for you — it routes to Ava/Sol to fix.
  • “Where we were wrong” stays internal only.
  • The appraisals are the magic bullet that ties the whole site together — rationed to a few per week unless they are an investor.

9 · Mitigate My Taxes

  • Homestead explained to buyers AND sellers — advertised, with the 10% cap details.
  • Cost-seg partner whose price includes audit defense — they stand up for their own math.
  • We log their real-estate-professional hours for them, with AI.
  • Your screenshot calculator is THE cost-seg calculator, with your wording: “annual income”, “purchase of the property”.
  • 1031 + 121 split — up to $500k tax free — claim verified before it goes on the page.

The appraisal engine

  • Buyer cut: sales approach ONLY. Show the comps the other side will lean on, then our lower read — frame the number before they walk in.
  • Investor cut: the unlimited one. Spread, ten-year picture, beat-this-deal, off-market neighbours worth a call.
  • Every cut: a clean summary up top, one link down to ALL the data.
  • Comps: same building or community counts up to 18 months back, starred and explained. Outside, 12 months only.
  • Condos: a place to upload the financials, because they can change the answer.
  • Assumptions shown. Sources never.
Can I actually build it?

Yes. Most of it already is.
