15 words either side of it. That tells us what the seller is actually collecting today, which the structured MLS

Rent being collected and rent the broker claims you could get are kept apart on purpose — that gap is the
conversation to have with the owner. Deposits, HOA/club fees, taxes, insurance and tenant income requirements are detected
and excluded, so they never masquerade as rent. On a rental listing the number is the asking rent, never in-place income.
