Neighborhood Permit Momentum. Ranks zip codes by building-permit activity — a leading tell for where money is moving before prices catch up. The Early-gentri score (default) is the real signal: it rewards zips that are accelerating AND still cheap AND building new. The map shades every zip by whichever measure you pick — brighter = hotter. Click a zip for its numbers. Miami-Dade, Broward and Palm Beach city permit feeds + Zillow home values. An empty zip is a city with no public permit feed — click it and the map tells you which city and why; the full list is under the map.
Every shaded zip is built from that city's own permit feed. Cities marked No feed yet publish permits only through a look-one-address-up portal (or not at all), so their zips stay empty — that is the honest state of the public record, not a gap in our loading. Cities marked Partial we can only read one parcel at a time, so we hold permits just for parcels someone has looked up.

Source: city and county building-permit feeds across Miami-Dade, Broward and Palm Beach (rolling 2 years; the list above says which), bucketed by month and zip; zip boundaries from Census ZCTA shapes. Zips drawn with a dashed edge have no public permit feed at all — click one for the city and the reason. Acceleration = last-12-month permit count vs the 12 months before. Solid-edged uncolored zips fell below the minimum-activity cutoff (lower it to shade them). Zips 33192 / 33195 are PO-box-only zips with no real boundary, so they never appear on the map. Permit $ capped at $50M per permit (feed has data errors). This is a where-to-look signal, not a price prediction.
