TEARDOWN = county says the land is worth ≥70% of total value (the dirt is the asset, structure is a throwaway). Condition = turnkey/fixer from MLS remarks where we have them, else an assessor age-estimate (marked "est"). In-place /mo = the rent the building actually collects today (from the listing) β we price on this. Our market /mo = what our Rent Check comps say it could rent for (the upside, never what we pay on). Both rent columns are the whole building per month; the small line under each shows the per-unit rent. When the remarks describe more units than the MLS unit field (package deals, mislabeled "quads"), we count the remarks and flag the difference in the Units column.
