How many deals actually closed each year β sales vs signed leases. 2019 and 2026 are part-years.
Median price, trailing 12 months vs the 12 months before β plus how many deals back the number (thin markets are labeled).
Same math, other direction β where medians fell versus the prior 12 months.
The deal-hunting board: cities where sellers cave the most β low gets-ask, long sits, falling prices, shrinking volume. High score = walk in with a lowball. Home & condo sales, last 12 months. Every city with 100+ deals is scanned β small soft markets included, not just the biggest cities.
Listings that vanished from the market without a closing on record β withdrawn, expired, or the listing simply went quiet on them. These sellers already failed once at their price: the softest doors to knock on. Every night we cross-check each one against recorded closings β including relists that sold under a new listing number β so anything that actually sold drops off this board. One row per address. Tracking started mid-June 2026, so the board grows every night. Click a row for the full listing.
Closings per calendar month, averaged across the complete years 2020–2025 β partial years (2019 started in July, 2026 stops mid-year) are left out so every month gets a fair compare. The tall bars are the busy season.
Median signed rent (not asking) per bedroom count, per year.
Median signed rent over the last 12 months vs the 12 months before. Cities with 100+ signed leases. Click a row to open it in the Chart Lab.

Home & condo sales of $2M or more. Where the big money closes, last 12 months vs the 12 before.
Median $/sq ft, waterfront vs not β same city, last 24 months of home sales. Only cities with 25+ sales on each side.
Same math for private pools.
Closed multifamily sales: who trades, at what $/unit, and whether buildings are getting bigger. 2–4 units = small, 5–9 = mid, 10+ = big.
All-time records across the whole 2019–today window.

These boards are the result of sifting more than 1.6 billion data points into something an agent can actually read in a minute. At that scale, some of it will be wrong — a mistyped price, a duplicate record, a closing filed under the wrong city, a building counted as the wrong size. We would rather tell you that up front than pretend otherwise. What you see here is what the data says, which is not the same thing as the truth about any one property.
So please treat this as a starting point and nothing more. None of it is investment, legal, tax, lending or appraisal advice, and nothing on this page is a promise or a guarantee about what any property will sell for, rent for, or be worth. Past closings do not predict the next one.
Do your own due diligence. Before you buy, sell, list, sign or make an offer: walk the property, pull the records yourself, verify the numbers with the county and with your own attorney, accountant, lender and inspector. Every decision is yours, and so is the outcome. Numbers here refresh nightly and will change.
