Automatic Valuation Analysis · audience cut 2 of 4
What the report contains today, the tools we already own, and exactly what an investor’s version adds on top. Nothing is taken away. The buyer cut shipped; this is the same road for the investor.
Part A
The same eleven blocks the buyer plan reads off appraisal_auto.py — imported from that plan so the two pages can never disagree about what exists. Note anything that should read differently for an investor.

Not a numbered section · What this report is for
PROFILES in appraisal_auto.py) now holds five: client/investor, internal, lender, seller, and the buyer cut that shipped 2026-08-03 with six sections of its own. The investor rides the generic client profile today — median rent stance, income always developed, the 8% what-to-pay section. This plan gives the investor a cut of his own the way the buyer got one. Standing rules already in force: median rent (never shaded), income LEADS at five doors and up, market cap extracted never invented, multifamily buyers are routed here from the buyer cut.Tools for this section 1
Part B
Every one of these is built and live. Grouped by the question an investor is actually asking.
Part C
The investor’s fear
“I’m going to buy a building that doesn’t perform — and miss the better deal sitting next door.”
Everything below exists to answer that sentence. The current report already half-answers it — income, the 8% section, the upside layer. The investor cut finishes the job: the spread on the cover, the levers priced, the ten-year picture, and the better-deal check.
Block 13
Before Section 1
One dictionary entry, and the report underwrites instead of describing.
