Buyers want deals; we have price_drops, motivated, new_listings sitting behind REmined login. A curated public "this week's best value" feed (watered down, no addresses until signup) turns browsers into captured leads.
They want the highest number a buyer will sign. But price is only half the story — the forgotten half is speed and certainty.
We built a client-ready automatic appraisal (comps grid, income approach, citations, county links). The seller path on the public site still asks them to "contact us." Free instant home-value report in exchange for address + phone = the single best seller-lead machine we could run, and it's already built.
No page for "need it sold by a date" people — estate, divorce, relocation. Those are the most motivated sellers and the best acquisition conversations. One page: "Guaranteed timeline. Tell us your deadline."
Longer horizon. Return, low headache, upside. Many flavors — flipper, landlord, 1031 buyer, developer — but the wants rhyme.

"On a 1031 clock? We'll find your replacement property in 10 days" — a page + the dealfinder behind it. Deadline buyers close fast and don't haggle fees.
Confirmed by the research (Levitt/Syverson): agents sell their own homes for ~3% more and leave them listed longer — on client homes they push the quick close. Their cut of an extra $50k is under $1,500 after splits. Volume is their game, not price.
Four pages for the group that could feed us the most volume. The pitch: "Bring your buyer to our listings, or send us a referral and take your cut. Use our appraisal report with your name on it for your next listing appointment." That last one — white-label reports — is a product agents would pay monthly for, and it's already built.

for-renters exists. Renters fill the buildings we manage (that's the fee), and every renter is a pre-buyer we already have a relationship with when they're ready.
Cost-seg firms, lenders, insurers, contractors, movers. They want our audience. That's the affiliate revenue: legal referral fees on non-closing services now, the RESPA-compliant JV for mortgage later. No page courts them today.
