Real Estate Intelligence

A Real-Estate Intelligence Platform

What I built,
and the edge it creates.

A complete real-estate intelligence platform — built from the ground up, running entirely on data I own. Here's how it works, and what it makes possible.

Why I built it

Decide on everything,
not a hunch.

Most real-estate decisions are made on thin information — a listing photo, a broker's opinion, a few comps pulled by hand. I wanted to decide on all of it, at once, instantly. So I built the system to do exactly that.

How I built it

Three moves.

Every answer is instant, and every query runs on data I already own — so there are no per-search fees and nothing to throttle me.

01
Capture
Every county property roll, GIS parcel layer, census table, and the live MLS feed.
02
Unify
Cleaned and merged into one database — addresses, owners, values, geometry, all linked.
03
Analyze
Purpose-built engines on top — cap rates, rents, comps, and zoning — answering instantly.
The foundation

The data nobody else assembles.

I pulled the entire Florida property record — every parcel, with values, ownership, legal descriptions, coordinates, and boundaries — plus live listings and census data, into one place.

2.53M
parcel value records · full FL roll
2.53M
name · address · legal records
1.39M
geocoded parcel coordinates
936K
county GIS parcels
664K
true boundary polygons
386K
parcels scored for zoning upside

Used for — finding deals

Every deal, scored on real yield.

Every income property is scored on its true cap rate — built from actual area rents, not a guess. Good deals surface, weak ones are hidden. A hundred live opportunities, ranked by yield.

100 good deals · 14,241 hidden
Deal Finder
Used for — underwriting

The true rent, not a guess.

Get rent wrong and the whole deal is a lie. So the engine pulls real lease comps by distance until the sample is solid — returning the true market rent, the range, and a confidence score.

Rent analysis
Used for — negotiating

Know what it's really worth.

An appraiser-grade comp grid — every sale adjusted for size, age, and condition — tells me what a property is actually worth, and how far under the ask to open. Here: $161,988 under value.

supported value · open / target / walk-away
Negotiation report
Used for — finding upside

The deals no one else sees.

The zoning engine compares every lot to what similar lots in the same code actually built — and flags the ones sitting on underutilized capacity. Off-market owners, quietly holding hundreds of extra units.

60 parcels · 2,416 extra units (est.)
